Responsibilities
The Assistant Project Manager will support the Land Development Managers with all development related activities; this process includes all activity associated with land development, including, but not limited to land acquisition, strategic planning, design, entitlement, permitting, value engineering, construction, and disposition
The assistant PM will aide the development managers by providing support functions to the team; this responsibility includes attending project specific meetings, scheduling and tracking various projects in multiple phases of the project life cycle to ensure projects remain on track, assist with coordination of outside vendors and consultants throughout the development cycle, and analyzing cost under/overruns to ensure projects stay on budget
Oversee all aspects of contracted work by visiting all construction sites daily
Provide updates to the Project Manager/Vice President, Operations daily, weekly, or as needed
Coordinate periodic meetings with contractors
Ensure that all testing as specified is properly conducted
Approval of all invoices that work has been completed for material and subcontractor payment requisitions
Maintain accurate records/daily log on each job
Manage and maintain accurate as-builts of all changes in work and critical locations
Coordinate all warranty work with the municipality and contractors for final closeout of the job
Oversee all aspects of the repair & maintenance requirements throughout the project(s)
Compliance Management
Conduct weekly review of homebuilder activities and provide notice to their staff, Development Manager and Project Manager of any deficiencies related to quality of work
Ensure timely job close
Manage NPDES monitoring consultant, related State and Federal reporting responsibilities
Assist Project Manager with coordinating development plans with all dry utility companies (e.g., power, phone, gas, & cable)
Assist the development team and HOA property manager with various requirements related to the developer s Declarant role
Ensure that BPD safety, compliance programs and quality standards are fully enforced
Coordinate approvals, compliance, and release of monitoring requirements through federal, state, and local governments
Maintain cooperative relationships with government officials
Be knowledgeable of and monitor federal, state, and local regulatory issues relevant to land development with emphasis on environmental and wetlands considerations
Qualifications
Degree or diploma/certification in construction management, business, civil engineering, or related study
2+ years in civil/land development construction projects
Strong relationship building skills, both internal and external
Strong organizational and project management skills
Solid knowledge in project cost controls and maintaining set budgets
Strong analytical, verbal, and written communications skills and computer application skills
The desire to not only accomplish tasks but to continually improve upon processes
